Builders finish in kitchen

Hi,

I have bought an apartment off the plans (paid deposit & signed contracts). The apartment is being built at present and isn't scheduled for completion until September 06.

I want to fit my own kitchen into it, rather than the as standard one included in the price. What is the best way to go about this, should I go through my solicitor 1st or directly to the developer ?

Anyone with a prior similar experience that might be able to pass advice?

Is there a PC sum allowe for the kitchen if so then deduct this from your final payment and simply go ahead and purchase your own kitchen.
We did this and simply told the builder to deduct the price of the kitchen allowance off our purchase price.
When it came to parting with the final amount we deducted the allowance for the kitchen before paying the remaining amount.
I am sure your builder will have to liase with you re kitchen design but it would be no harm to tell him now in writing that you are doing your own kitchen in case he installs the standard kitchen.

I did this with two houses I bought - my dad is a kitchen maker so we were getting a 15k kitchen for material cost.

In both instances we contacted the builder to try sort it out - in the first instance the builder reduced the price of the house by £1500 (about 6 years ago) and didn't supply a kitchen.

The second builder refused to accomodate us on anything and we were left having to take out their supplied kitchen and replace it with our own custom built one.

My sister is currently buying a new house in Meath and her builder is allowing her € 3950 off the price of the house for not fitting a kitchen,.

Thanks guys,

There was no kitchen allowance specified in any of the brochures, contracts etc. but I will get onto the builder and see what they can do.

Just make sure that if the builder doesn't install the kitchen, that he does leave your pipes / sockets in the correct positions and not at the other side of the room.

Apart from that I cant see any builder having a problem with this as it speeds up the construction time.

Looks like they are letting me go ahead and only get a 1st fix finish on the kitchen. No word on price yet though.
