Budapest District XII- rent or sell?

I've seen plenty of queries re downtown Pest but has anyone experience of the Buda side of this great city? For work reasons I bought on the Buda side four years ago but moving on now so the question is sell or rent.
I know the prices have stagnated since I bought (altho' the HUF rate is now a bit more favourable for a euro seller) but Buda is more residential/family orientated than Pest, so not clear on the rental market.
Anyway the apt is in a fairly ugly sixties / seventies building , 68sqm 1 bedroomed but fully modernised and furnished (Gorenje / IKEA / etc) up in the green area (off Nemetvolgy).
Was thinking 500 euros p/mth, bills on top?

As I'm sure you know, it's a really nice part of District XII and would appeal to certain professionals (probably the minority of foreign tenants) who prefer to live in a quieter part of the city. Not sure if €500 is possible. It seems very high compared to what's available locally. High standard of furnishing is essential. Have you spoken to any management companies yet? There's quite a lot of discussion on AAM already in relation to various companies.

yep, it's a great part of the city, quiet and green and just a quick tram ride from the craic. Spoke to the local Duna House office a few weeks back and they thought HUF120k might be achievable. Should mention it comes with a garage, air conditioning, is fully renovated (layout opened up etc) with wood and tile flooring.
They took some pics but apart from one enquiry there's not a lot of interest as far as I can tell. I agree, most likely prospect would maybe be a foreigner looking to be in the city but at the same time beyond the street noise.
This type are a bit thin on the ground though, I think XII is a bit of a secret to be honest and most people dont look beyond Pest.
Duna House seem ok but if theres another agent in that area who gets results I'd give them a try aswell...don't think selling up is right option yet, or how do you see it?

Have you tried renting it yourself also? You could put adverts in the kindergardens/international schools in the area as well as Pesti Est/Budapest Sun, etc. along with the details of your management company. 120,000HUF sounds achieveable if you have a secure garage and western-style layout. Is it with Home Management at the minute? Can't seem to find it on their website.

Its here Budapest, with Duna House. Not familiar with Home Management, I see that they are based downtime but I'll certainly give them a call if you think its worthwhile.

Sorry - my mistake! The apartment looks nice and 100-120,000HUF + rezsi should be achieveable. If I were you, I'd try to market it myself in the local publications, etc.. I'll keep an ear out also.
 
collis, buda part is favorable for expat families mainly due to the proximity to the international schools, they will be looking for a house min. 150 m2 with garden and parking, I think that very very few foreign or local individuals are living in buda, unless it is a walking distance from their work or a very nice apartment with garden, remember that most of the "attractions" that the city can offer to a single person are in pest.
the local market will usually be looking for empty apartments and paying low rent , give it a try for couple of month, try to advertise also with other agencies such as ingatlan bank (you can find their offices in the roszakert, roszadomb)

bought in Buda because I liked living there / better for work a few years ago as opposed to a pure investment ( e.g a classic in VI) and I fully understand your points. Will advertise as ye have suggested, makes sense, and hopefully it will work. Dont really want to sell, still harbouring thoughts of going back one day!
