Hi I have a 3 bed apartment 90sq meters on the top floor in district 13 budapest. The apartment is located on Visegradi street. I purchased the apartment in 2004 for 112,000 euro. It is currently rented out at 600 per month but between management fees and account fees and interest payment it is costing me money each month. I have got an offer of 115,000 + agent fees of 3.5%.

Will the property market pick up in the next year or two or is there another drop in store ?

The agent told me that I should sell because there will be a drop again in the next few months and he can see it picking up for another few years.

Any advice would be apreciated.

I think I would take the agent's opinion with a pinch of salt, as he wants his commission. However, I agree that there probably won't be much capital appreciation for the next few years. It all depends on your personal circumstances and whether you would like to hold out for the medium to long term or not.
