Brushed & Lacquered Versus Varnised Floor?

Hello, Could I ask your help please? I am buying engineered wood for my sitting room (using underfloor heating) and I have decided on the wood but it comes in two options i.e. (a) varnished and (b) brushed and lacquered. The sales man told me that varnished is easier to keep, you just wipe it clean. The brushed and lacquered one he tells me, is harder to keep, i.e. if you let a liquid fall on it, it will seep through. But the advantage of brushed and lacquered is that it is a 'natural look wood'. I am trying to achieve a cottagey/homely look, so should I go for the burhsed and lacquered look (salesman says I can always sand it down in time to come, if I change my mind, and varnish it). Help!!
Which wood is the best to pick allround?! THANKS :confused:
