Bridging Loan

Hi , Does anyone know if it is possible to get a bridging loan where there is no mortgage involved. Someone said that banks wont do Bridging unless there also have the mortgage.

Yes, I think that would be possible. However, you will have to have "Sale Agreed" on your own first.

But you are waiting on the sale to go through before buying another house, right?

Hi, Suppose ,for the sake of argument, that the sale proceeds from my own house are delayed ,say two months, but I'm committed to close purchase of new house now, in that case I would need bridging. Where would I get bridging when there is no mortage involved either on my home or needed on the new home.
 
Sorry, I'm equating 'bridging' with 'house purchase' as opposed to 'mortgage'.

I'm pretty sure an uncle of mine was in the same situation as yourself in the recent past and spoke of getting 'bridging'.

Have you actually spoken to your bank on the issue?
 


Lenders are not really interested in lending for such a short period at mortgage rates but your bank should be able to loan you the money at a higher rate. You need to call them.

Hi Sarah, I dont think the bank would lend 400K to someone on a pension. Anyway , how could I possibly afford interest on 400k ? Its seems that my only way out is to sell first ,either rent or squeeze in with married siblings and then buy. Thanks for your help
