Break Land-lease to sell agri land and pay down debts ?

My current situation is:

High Mortgage, personal and Car loan, 3 kids in creche...
recently agreed a 3month moratorium with Bank.

I have 50 acres in Kerry - currently in final third of 10 yr lease.
I may need to sell before lease ends - What I need some advise about is:

- penalty for breaking a land lease
- other taxes on land sales
- are land prices on the rise [should I hold off ?]
- In the case of a sucessful sale, what investments should I consider?

Any advise on the enclosed would be greatly appreciated..
 
Why not approach the leasee first to see if he/she's interested in a purchase? have you got a formal lease in place? If so any break clauses/penalties should be included in the contract. If not then it would appear to be a casual lease that can be broken by giving reasonable notice to the leasee. Tax will be CGT if you make a suficient profit on the sale. Check out the details on Revenue.ie. Land prices are generally stable at the moment for agri land. However, talk to local auctioneer re demand in the area. Worry about investing the funds after you have a sale agreed!
