bought new apt and let old house

I bought new apt with my girlfriend in Jan. I have let out my house which is mine alone. I went through a Letting Agency and have welfare tenants living in it at present.
My Gf is first time buyer and i have ownrd the house for more than 7 yrs.
Her TRS comes off the mortgage for the apt and i receive €50 TRS off my house mrtgage.
My Q's are:

I havnt changed my TRS over. How do i do this or do i have to?
I havnt registered as a landlord.Do i have to?

The letting agent wasnt too bothered if i registered as she said she would lodge money into my a/c every month.

What steps do i need to take?

You do have to. Contact Revenue TRS helpline 1890 46 36 26.

Again, you do have to. Contact the Private Residential Tenancies Board.
