Booking deposits on two houses?

If they're not with the same EA, I don't see why not. You are perfectly entitled to pull out of a house. However, is it worth paying for two surveys? Do you have one house you'd choose first? (I always asked myself when looking at two houses which I would be most disappointed to lose. Not always a sensible way of looking at it, but it can help clarify your feelings on it.)

Mind, I feel sorry for the seller/underbidder of the house you pull out of.

I do think people bidding on more than one property is one of the factors driving prices up - we regularly saw people in Lucan bidding on two or three properties (we did it ourselves), and we were the underbidders in these situations, which is very frustrating as you know that when the top bidder pulls out, there is an expectation that the top bid can be met again when it goes back on the market.

Use your name on one house and your Partner on the other house do what is best for you
 
Yeah I know. It's a hard process, and the lack of regulation in the EA industry doesn't help. I don't blame any buyers for resorting to whatever measures they need to get their house (I would have done exactly the same).

Hi, As one of the older generation intending to downsize to smaller property in Lucan, I and my wife are dismayed at the atitude of the younger generation like Sun Spark who cooly disregards the problems caused to sellers and indeed other people trying to buy houses when she admits to placing bids in several properties. If it is "dog eat dog" as someone else stated , I am not to unhappy to be in the Autumn of my life. When I bought my second home twenty years ago, things were much simpler.:(

i'm sorry if my attitude dismays you, but I can assure you that I would not have got my house in Lucan had i not placed bids on different properties at the same time. There was a stage where we were the top bidder on three properties but all went out of our price range. And yes, I am well aware that these multiple bids are a force in the upward trend in house prices, but can you suggest an alternative for people looking to purchase?

Good luck to you and your wife if you can buy a house without placing bids on several properties. With no disrespect intended, I suggest that you may find that this is not just something that is exclusive to the

I will stress that I have never placed holding deposits on two houses. (Admittedly I have never been in a situation where it was necessary.) As per my first post in this thread, you will see my opinion on the difficulties it causes to sellers and other buyers when multiple holding deposits are placed.

I would much prefer a situation where the guide price actually reflects what the seller expects to receive, and where regulation exists to prevent EAs "making up" bids (which happened to me on several occasions). Without this regulation, people will continue to scramble desperately for houses they want, leading to a situation where bids can be placed simultaneously on several houses.
 
Hi, From what I've read on AAM site it seems to me that some estate agents in Lucan are little better than Arthur Dalys. Anytime I inquired here in North Dublin ,Sutton area about the sold price of property similiar to mine,I was alway given a figure (in the region of) but after ringing two agents in Lucan to inquire sold price of houses in the area in which I am interested in , I got a reply,"cant say ,it was PRIVATE treaty. The advice people used to get when thinking about buying was find out what houses are selling for. Then ,you have some idea what you should offer. The way it is now (in Lucan ,anyway), is that all you know is the starting bid. In fact, what the agents are now doing in Lucan ,is operating an Auction Sale but not in public like a legitimate auction but one whereby bidders and sellers are in the dark. I think I'll stay by the sea!.
 
I think someone should start a web site where people list what they have just paid for a house in Lucan. I can certainly list some top bids (that I know of) for some houses...
 
Hi Sunsparks, Good idea! What I might do is advertise in the local paper for areas in which I'm interested. My present house was bought by an ad. placed in the Indo requesting a house in X estate. No agent was involved. Also I might copy Estate Agents who drop flyers in through the letter box. Most people selling would like to save 1 or 2% commission charged by EA's
