BOI Mortgage Criteria

Hi again,

can anyone tell me what criteria BOI look for in a mortgage customer;
- what % of monthly income can be used to pay the mortgage & other bills?
- what level of income do you need to have left over after all repayments have been made
- do BOI take rental income into consideration
- Do BOI take guaranteed bonus into consideration?

Have a meeting tomorrow after picking myself up from my refusal with AIB.

Hi Bonnie with BOI they say you need €2400 left over after paying your mortgage this is for a joint application, not sure about the rental income but they def don't take bonus into consideration, my partner has a guaranteed bonus every week and it is reflected on his payslip but they still wouldn't take it. You would be better getting a mortgage broker to package you application properly and go out to a number of lenders simultaneously.Save you picking them off one by one which in the current lending environment is very slow.

PTSB might be a better fit for you if you have kids and creche fees as they do not factor that into their calculations.
