Just wondering has anyone provided an accountant's certificate which certifies existing rental income and that my tax liabilities are up to date. As I make my own tax returns I don't have an accountant however I don't think I any choice but to hire an accountant. Does anyone know what is entailed here and the exact wording required?
 
Something along the lines of
"based on our clients records we wish to confirm that the gross rents for the tax year 2012 were €12,000 and this figure formed the basis of the 2012 Tax Return".

"our client is a self assessed taxpayer and as such files an annual Tax Return with Revenue. This return can be subject to audit at any time. Subject to the foregoing we wish to confirm that our clients tax affairs are up to date"

Don't know how much an accountant would charge for the above.
 
Usually a bank would accept your copy of tax return from Revenue as proof of what your rental income was. After all the accountant will just be writing down whatever figure you provide them with so the actual tax return is as accurate. Banks just assume everyone has an accountant so their standard documents are worded that way, I would just query with them what else will suffice from tax office.
 
Thanks guys. I will try to give them my tax assessment as wbbs pointed out but failing that Joes lines sound good. Hopefully common sense will prevail...

To be fair to them I suppose that would entail them practiaclly do an audit. I was hoping to use a printout of the rental registration with the PRTB but can't seem to find a nice summary on my online account. The other problem I see with the tax assement is that it only shows net income after expenses. Let see what will happen.
 
Update-They(underwriters) accepted cert of rental income from accountant but bounced back tax balancing statement and copy of an up to date tax clearance cert !!!!Hope the local branch will help them see sense. Might be that they are trying to get rid me!!!
