Block Policy - Break in covered?

Hi all,

Apartment block own door entrances, first floor apt's have balconies with patio doors. Now from what I can see the lease states that glass is not covered by or appears be seen as a common area so I would assume from this that any damage to it would not be covered in the block policy?

Who is responsible for the repair of the patio door glass if there was an attempted break in? Another vague question I know but I'm sick of tryign to get a straight answer out of the mgmt company and the insurance broker.
 
Bad news is its you. Most leases don't include windows or glass as common property, similarly doors of own door apartments. These are the responsibility of the owner, not the management company.
 
Do you have contents insurance, it might be covered under that? I had a broken window in my apartment the block policy would cover it but the excess was €400 so I had to pay for it myself.
 
Thankfully not me but I noticed that a claim had been sent to the insurance comp. and it looks like they are about to pay out!! I didnt think this type of damage was covered and as per lease its not named as a common area but I just wanted to check. I'm a Director on the Mgmt Co. and the managing agents are useless so we are going through a period of micro managing them and this is how it came to light.

You have to be careful with management agents. Our management company found that the agents (W**E) were allowing claims against the block insurance, when they should have been pursuing the culpable part (usually the developer) . The insurance premiums have gone up for necxt year, and that means management fees are higher than they should be.
