Best Buildings Insurer for Rented Property

I have a property which is rented and was originally occupied by my father - i need to change over the insurance to a policy that is specifically for a rented property - have got quotations from 123.ie, AXA and Sean Quinn, there is a big difference in prices.......can anyone advise which is the best company to deal with if i have to make a claim. I dont want to base my decision on the price of the premium only.

123.ie is a broker, so it's not really relevant in the event of a claim.

Anecdotally, Quinn are probably not the best.
