Best Affordable Housing Mortgage Provider

Hello all,

Long time lurker first time poster. I have recently been approved for affordable housing and now am in the process of seeking a mortgage. I have gone through a mortgage broker and they have told me that there are only 3 providers that do mortgages for affordable housing - EBS, IIB and ICS (on behalf of Bank of Ireland). I have looked up the rates on mortgages.ie and found that both EBS and IIB have an APR of 4.08% while ICS has a rate of 3.80% (this is based on lowest tracker rates). It would appear on this that ICS would be the best option to go with however I read an article in the Sunday Independent by Shane Ross that as EBS is a mutual that some sort of dividend is paid back to it's members so this may be a reason for the difference in rates. My mortgage broker informed me that I should have no problem getting mortgage approval from all 3 so my question is which provider would you recommend that I go with. Any help would be much appreciated.
