Hi,
We have sale agreed on a new house that the brochure claimed was BER B1. Now we are being told that the BER will be done around the time we do our snag. What happens if it does not get B1? We already know that another house on the road did not get it and got a B2 instead?

I am kinda a bit miffed as I think they should not be claiming it was a B1 in the brochure when it may not be and a B2 rating decreases the value - only slightly but still...

Insist that you want a B1 rating. If it doesn't get the rating at the snag, the builder should do the remidial work required to get that ratings. To be fair to the builder, might be hard to do a final BER Assessment before the property is ready to be snagged due to work that needs to be completed.

Thanks. I don't know whether to point this out to my Solictor or not. The brochure is not a legal document and then won't want to get involved. The end of the say - we want the house, the emotional investment has happened. I just think it's a bit underhanded. If they said the rating would be between B3 - B1 - fair enough. But saying at least "B1", is a bit dishonest in my opinion.
