Benefit Of Right of way

What does giving a buyer of a plot of land The Benefit Of Right Of Way on to a plot of land mean but the vendor retains ownership of the lane or road onto the plot.
Hope this makes sense..
 
It's kind of what it says on the tin! The seller is the owner of the road but they are giving the buyer a right to access their plot over the road. No real disadvantage to this, the road will be a shared road, might be no harm to make sure that if the buyer needs pipes or services to their plot that this is also covered and an agreement put in place for future maintenance/insurance if needed. The seller would also be able to give a right of access to other people.
 
So if the seller wanted to sell more plots down the road, the buyer of the first plot couldn't object to another Benefit of Right Of Way on the same lane or road.
Know of a case where the buyer of the plot is putting it about that they can object to more plots being sold by the seller.

Down on the Register Of Deeds the buyer got Benefit Of Right Of Way only over the passageway and the Seller continues to own the passageway.
Nothing else on there.
