bad damp all over walls

Hi all, I am looking for some advice I am looking at a house on the market way below the house value. When I viewed it I noticed damp all over the walls downstairs but none on the walls upstairs. The EA said it was caused by a burst pipe, Can anyone advise me if they would take on this house or not, approximate cost of fix. Is great house otherwise for the price... thanks
 
it's difficult to diagnose the damp without seeing the property - if you are really interested, then you should get a professional to look at it (going to cost you money)... The fact that it's "way below house value" .. might start the alarm bells ringing...
 
Thanks there is black mould about 5 feet up the walls, the cellings are in tact.. This house has been reprocessed am thinking this could be another reason it is below house value??
 
Never take an EA's word on anything like this, they are in no way qualified to diagnose such issues and obviously enough, are only interested in selling the property.

Mould would indicate a serious damp problem. If the house was reposessed, then perhaps the previous owners sabotaged it, or there may be a serious problem with the construction.

Is the damp limited to one room? One side?

Is it in a location that was affected by flooding?

Could also an issue with damp proofing in the construction stage.
 
Yea from what I am told its all to do with a burst pump at xmas, the mould is going up walls about 6 feet.
 
What I meant was more the flooding due to rain volumes, rivers bursting their banks kind of thing...
 
Hi sorry no it wasn't affected by the floods, just the bottom floor of house is moulded due to the burst pipe, would i be looking at havinf to take down the cellings, plaster all walls is there anything else I should be aware off, If I got the mould sorted is it very likely to come back.. thanks!!
 
As Cashier says, you need a professional opinion here. It's impossible for anyone to really say here to say how bad it is. Mold can be a very serious health issue.
 
i do some work with a restoration company,and take leo's advice get a proffesional's opinion,mould is so toxic people dont relise how serious it is to your health, it needs to be cleaned by proffesionals. walls treated and primed before it can be repainted its not going to be fixed with sugar soap....houses that are lying empty for a couple of years are full of hidden problems,spend some money finding out as much as possible about the house i.e get a plumber to check the heating and get an engineers report on the house,cover all avenues now,and trust your gut,would you be asking all these questions if you were happy deep down that this was a good idea..
