I have been quoted a fee of 1.5% +Vat for selling my house, value approx. €245....... does anyone else think this is too much given the current climate? We are looking at buying our 2nd house from this auctioneer.... think there may be room for negotiation?

I'm sure there are auctioneers out there who still charge less than that. They haven't been moving property lately and are surely hungry for business. Who is the auctioneer?
 
There are lots of threads on this (I mean to search them myself) but I've just today been quoted 1.25% plus VAT plus outlay from Lisneys

Far too much, going rate at the mo is 1%
 
I agree with YOBR, most, if not all auctioneers fees in the Limerick Area are 1%, I bought and sold recently and my parents are moving house and are quoted 1%
 
It really depends on the location of the property and the amount of estate agents competing in that area.
 
its with property team (Co. Wexford) - spoke to them again yesterday - said no room for negotiation.... they are selling the house we are interested in, so going to make 3% in total- a killing in this current climate......... not on me i think!!! will call around a bit today. thanks
 
In the current climate the % fee wouldn't go down because if anything less houses are selling so the fees would go up. 1.5% + vat as one half of a two house deal seems high and you are in a good position to negotiate down so look for 1%. In Limerick 1% had been the norm but its getting closer to 1.25 - 1.5 %. Some agents will still undercut but if you look at the threads re letting and selling and see how many people aren't happy with services it goes to show that you do tend to get what you pay for (admittededly not always the case).
 
I agree - you pay peanuts you get monkeys ..... but on the other hand, i would have an amount of knowledge about most local auctioneers so i know where i would be prepared to go and where to draw the line...... I was a bit miffed to be honest, jut can't help thinking that is and extra ??K gone from my funds......and the housing estate that we live in the house sell quite quickly, would be better built than most around......

I will have to ponder on this one!
 
Consider selling it yourself, ie. no auctioneer.
If you are comfortable with negotiating you should give this serious thought.
You can get your solicitor to hold the deposit cheque, helping to give confidence to your buyer.
Couple of hundred euro for an ad on daft and away you go.
The auctioneers will charge you for said ads anyway.
