Auctioneers - dilemma

We are looking to put our house on the market in the next couple of weeks. House is a nice standard redbrick, 2 bed in D7. We have spoken to 2 auctioneers and now we need to decided on which one to choose, but we can't make up our mind. We dont want any messing around with the sale as we are serious about selling and not just testing the water, so we want to go with an auctioneer and stay with that auctioneer for the duration of the sale. Also we want to price it correctly and don't want to be dropping the price in 4 or 5 months time when it does not sell, as we would prefer if it was not tracked on a web site like the "thepropertypin"

So do we go with a very local auctioneer in the area that has an awful lot of similar houses on the market at the minute that are not yet sold? Or do we go for a semi-local auctioneer (but a well known auctioneer) that has only 1 house in the exact same area for sale now? Our semi-local auctioneer tried to put us off using the local auctioneer by saying that because of the volume of houses on the books of the local auctioneer, if anyone rings up looking to view our house they could be encouraged to view the other houses on the street as well, if you get my meaning...

How do you people decide on an auctioneer in the end???

With all other things being equal, the local auctioneer who is the busiest would be the best. People who ask about your house may well be shown other houses, but this works two ways. There will be many enquiries about other houses and they will be shown yours as well.

What is wrong with having your house on the propertypin? If they want to advertise your house, that is fine. Look on it as free advertising.

Once your advertise your house on my home and daft and if you do have to drop price - then it won't only be the property pin that picks it up, there is trees don't grow the sky and property vultures also. The way I would look at this as brendan days free advertising - whatever it takes to sell be it price drops etc they will all help in the end. Has your local auctioneer affiliation to larger Estate agents or is it just hiw own operation? From personal experience I would rather go with auctioneer that has larger base.

I'd be inclined to agree with Brendan as regards the local auctioneer.

The bigger guy might have less properties on the market in your area but he'll likely have as much or more properties on his portfolio so you're not likely to benefit from increased attention. I suppose it really depends on how you feel your property compares to the others in the locality too.
