auctioneer's charges to let a property

Hi. My husband and I are looking to rent a property. We were hoping to try and cut down the price that the owners are looking for as there are plenty of houses to rent in the area. I was wondering does anyone know how much an auctioneer would charge to rent a property, as we're hoping that if we go wih a private letting, they might take a little off the price (what they would have been giving to a letting agency) A rough idea would be much appreciated. Letting a property through an agent usually costs about a months rent - you can negotiate with either an agent or the owner themselves. If talking directly to the owner, you could try asking for a reduction in rent based on them not having to pay the letting fee to the agent. You could also strengthen your case for a reduced rent by having work references and previous landlords references ready to show the owner at the time of viewing - and by saying you intend staying for at least a year and possibly longer all going well.

I am paying my agency €60 per month to look after my property for me...
