hmmm. I dont see anyone trying to justify the massive rip-off rates breaking the costs down.

If you dont want to get ripped off, the itemised quote is your friend.
 
When I got my Attic converted the prices were broken down , so I know I got a fair price. As I advised already get around 5 quotes.
Unless you believe everyone is going to rip you off.

Guess it depends what part of the country you are in and the nature of the job. One callout might be possible.

Thats the kind of money I paid for labour, even if you double the labour you are still on for ~€10K depending on the spec. you go for.

Incidently I switched the radiator off in my attic room, enough insulation and you will rarely need it. An electric heater will probably do.
 

Same here. As long as you dont insulate the attic floor and well insulate the rest there will be plenty of heat there from below. Electric is the way to go there. Though if you are getting a bathroom in the attic you might as well plumb the heating too at the same time.
 
An attic conversion is generally a good way of adding space and adding value to your property, because you're working with an existing structure instead of having to build from scratch. When you consider that average build costs were around €2,500/sqm in 2006, then the quote received works out at around €500/sqm, which seems reasonable but it will depend on the quality of finish proposed. Ask to see previous examples of work at this price and for references from previous clients.

Generally, if you are making changes at roof level, like adding dormer windows front or back, then you will have to apply for planning permission. Also, one of the key issues for attic conversions is the height achievable in the finished room - this is a building regulation requirement. If the room does not comply with the Regs, then it cannot be marketed as a habitable room and will not add value to the property. As you are still at the early stages, it is worth checking on the height issue.

Things that are cheap are cheap for a reason...

Indeed try to break price to labour and material.And think where the "savings" came from.


The national guild of master craftsmen i am not at all sure about judging by some of the vans I have seen their logo on...

The national guild of master craftsmen is commercial organization, You pay Your fee, and get your logo.


Do you judge tradesmen by the vans they drive?
And music by CD cover?

I would like to see these tradesmen.

The Idea of converting an attic dosn't apply to me.
Gain:
Extra room some times with toilet and hand wash.
Lost:
Supposedly good insulation of loft area.
Some times box room to accomodate stairs(work around exist).
Hight of stairwell at least partly
ceiling height in attic will restrict usage of total floor area.
Consider to build a proper dormer.
Bigger useful area will pay for the effort.

Best of luck generating business this way, far better than paying for it and then having to pass on that added cost to the client.
I am sure you can offer a far more cost effective service generating business this way.
There should be an irish site where people can log in and speak to experienced Builders & Trades people like yourself and get good info.
Any contractor who can make the time to be helpfull must be customer orientated.
