I'm hoping someone can advise me. We currently have builders working in our house, one of them came through the ceiling into our garage below. The garage ceiling is lined with asbestos which we had been assured wasn't an issue. Now though there is asbestos hanging into the garage and dust everywhere. The contents of our house is stored in the garage, including beds, mattresses, toys etc.

The builders have said they'll get industrial hovers and clean everything. Will tis suffice? I have small kids and am worried about the effect.

When asbestos has been disturbed as you describe, you need specialist clean up particularly as house contents and toys etc covered with dust.

Thanks, will industrial hovers used by the builders do it or do we need to get specialised people in? I want an independant opinion as I presume the builders will probably tell me what suits them best!

Hi, if you google "asbestos removal" you will find" Asbestos regulations in Ireland" where Citizens Information have all the information you need.

I think your builders are taking this a bit lightly, as when you read the info, they are exposing themselves .....to its effects.

You can make a judgement call when you read the information.

Hi - I would agree that your builders seem a bit easy with this. It would be worth having expert advice - remember that as the client, you have significant responsibilities under the Safety, Health and Welfare legislation.

Exposure must be limited and you would be advised to consider the garage and any other affected area off limits.

Unless your builders are licenced to dispose of asbestos, then they should not be allowed touch it.

It sounds like they know they're liable to remedy an expensive mess that have created, and don't want to shell out.

Asbestos can be extremely harmful. Seek professional advice ASAP.

Agree, act quickly with professionals. Builder coming through a roof doesnt inspire confidence...

local town all excited with well known fast food outletcoming into just closed down building...had plans to build glass roof bit but found asbestos, shut down since as apparently cost 10k to dispose of it...so gutted...

While too late to real-time input...

The ceiling is asbestos cement product, with asbestos embedded the cement so its not pure asbestos

Just to say most of the dust from the fall is not asbestos dust but old dust on the top of the sheets, and the amount created by the breaking piece will not have been much. its mainly an issue when its being cut, drilled etc when very small particles of asbestos escape into the atmosphere
Therefore I would not beat yourself up with worry about it.

However, the regs re working with it are, correctly, stringent, so look them up.
Industrial hoovers without the right filters are not the solution.

Whats the current state of play?

I did one recently in Dalkey...
