Are there different lending criteria for apartments?

No. It's very difficult to borrow for 1 bed apartments in most areas. Generally confined to area between the canals, and only at lower LTVs than houses.
 
Published criteria for AIB (and EBS) is max 80% LTV on studio & one-bed apartments valued over 275k. (Edit to add, this means they do not lend for such properties valued below 275k, so it limits to prime locations)

PTSB will lend up to 90% in very specific areas, but it's by exception, so it has to be a clean application with no other exceptions.

Dilosk & Finance Ireland have been most flexible on one beds in the past, but much more expensive currently.
