Appointment to view and choose apt in Belmayne

Hi folks,
I was offered a 2 bed apt in Belmayne in the last DCC draw and have just heard I've an appointment to view/choose this Thursday. I'm just wondering what to expect...I've to suss out a solicitor, bring my 3k deposit etc but other than that has anyone who's got to this point any guidance/advice. I've been reading up on various posts here and maybe it's just me but I'm beginning to get a little freaked....with all the talk about getting apartment re-valued in line with current economic climate/getting clawback reduced etc etc!!! When do I get the info as to what my calw-back will be...on the day of viewing? What's the cooling off period in case I decide to bale out and still hang onto my 3k??
Are there any specific questions I should put to the estate agent on the day???
Any help would be greatly appreciated.

I've been offered a 2 bed in royal canal park.
Also get to view it on thursday.
I'm pretty certain you get a letter about the clawback at a later stage which you should then negotiate (presuming their valuation is off).

On another note , everyone is telling me not to go for a ground floor apartment. I'm not sure why.Is it a security thing or privacy? Personally i'd be fine with the ground floor especially if its 40k less.

Hi,
Yeah I've an appointment to view RCP as well on Thurs....I got offered both in the last draw. I think a first or 2nd floor would be a better option from 1: a security point of view and 2: better re-sale value in the event you decide to buy out the council.
But like you I think if it's a few bob cheaper then I'd have to take that into consideration.
I'm just worried now that the length of time between my approval in principle and final approval may mean I won't get the mortgage I need and it's back to the drawing board again!!!

Forgot to ask did you get a solicitor organised etc yet? Estate agent dealing with Belmayne said i'd need their contact details on the day of viewing...but EA handling RCP didnt say anything....eventhough i think Hooke and McDonald are handling both!!!
I've to ring around now to get a few quotes but was wondering if you were given a ball-park figure so at least I'd know if I was being screwed or not! :)

just read your thing about ground floor and thought I'd put my two cence in :) I myself was warned against a ground floor apt but the way I look at it - a house is on the ground floor and no one ever warns you from not buying a house because it is on the ground and you could have security problems. Secondly with a first and second floor apt, you get noise from above and below whereas with a ground floor apt you only have to worry about the apt above. And finally, all the heat rises from the apts underneath and if you are on the first and second floor, it can actually get really warm. Just to give you the other side of the argument and give you more to think about :)

Also solicitor fees for me are €1300 flat fee to give you an idea! And the clawback details aren't sent out until you accept a place and they send out your provisional offer.

When viewing, I would bring along a compass to check what direction each room is facing, keep an eye out for the way the doors etc open i.e. if two are open will they bang, what the light be like at different times of the day, is the visitors parking nearly and how many spaces...if I think of anmore I will post again!

I decided early on i would go for shared ownership
rather than a mortgage from a bank so the council are
doing all the legal stuff for me too.
i've been approved for the max they give which is 275k.
Shared O is not a great deal but it means i dont have to come up with a large deposit and it was relatively hassle free to get.
The legal cost they charge is 2,900 (seems like a lot!) but you can add it to mortgage.

I may look at remortgaging in a couple of years if i can.

The EA i spoke to said she was with Lisney and said all i needed was a
booking desposit

i was offered a 2 bed and went to look at them last Friday - they r really nice
i was first on the list and got to choose out of a few
i got a 2 bed on the 4th floor for 260,000 and management fees of 1,350 per year
got a call today calling me to do the snag list - Lisney are great really helpful

Are you going to try and negotiate the clawback?
I guess you'll need to know what market value dcc are putting on it first
 
260,000 on the fourth floor?? I picked one on the 4th floor and its 287,000! U got a bargain!

I did my snag list about 2 months ago and i haven't heard anything since :( gettin really frustrated at this stage.

Hey, im going to look at RCP tommorow, thursday, my appointments at 1pm. I,ll log on & post my findings afterwords. Ive a feeling they are going to be just too expensive for my budget. Does anyone know if we are being shown apartments in just 1 block ie: horizon or will there be units in a couple of differant blocks. Clawback percentage should surely be avaliable when veiwing. How else could u know whether it makes financial sense or not. Is it just me?
 
Well i've put my deposit down on a ground floor apartment in RCP.
It's 255k (the cheapest!). i saw a few and they were all pretty much the same.I couldn't really understand why the 287k ones were so much more expensive but in any case i actually preferred the ground floor one.
Now to see how long it takes...
 
Went to check out 2 beds at Royal canal Park, The ground floor unit was gone when i arrived & at 255 was really the only 1 i could afford.
Amazed that the electricity was not connected in many of the units, impossible to see the bathrooms as these dont have windows & hallways were almost completely dark. It is not fair of council to expect a person to decide whether to buy a place when they cannot see it properly!
Anyway, all include balcony & underground parking space, non are ensuite, this space was occupied by a walk in closet instead... Looked pretty clean, new & basic. Appliances were installed: washer dryer, fridge freezer & dishwasher (both integrated). Electric storage heaters installed.

I didn't make my appointment for RCP yesterday and was told they'd be in touch in a week or 2 to arrange another one! But from reading your posts I'm guessing I won't hear from them or anything in my budget is going to be gone now too....
I did make my viewing for Belmayne...which is the one I was most interested in anyway...like that no lecky connected, badly organised by H and McD....the builders on site were way more helpful. Doors didn't even have numbers on them so you couldnt even tell which ones on the list you were even looking at....only one quick-thinking builder went around with tape and a marker numbering all the door we were all walking around like headless chickens!!! No one from H and McD went around with any of us....there were about 30 people looking at the same time as me! It was a bit mental but I got there in the end and put my 3k smackers on probably the best ground floor apt I seen....
Can't believe appliances are included in RCP, I'm getting the roof and 4 walls basically!!!! I figured if I got the applicances I'd be doing really well so not that put out....just dunno how I'm gonna afford to furnish the thing once I get my mitts on it!!!
