Laborious process applying to individual Lenders though paying €400-600 is also painful, find a Broker who will do it without charging you ie gets their commission from the lender,I have used Mortgage Horizons and found them be be very good,She goes out to three lenders AIB,ICS,KBC.

http://mortgagehorizons.ie/

There are also Mortgage Brokers who post on this site like LD Ferguson.

It would do no harm to also apply to Ulster Bank as well, they do not deal with brokers.

Do not bother with PTSB,EBS or NIB who are not really lending to any degree but will completely waste your time.

If your finances are anything but perfect, dealing with a broker is going to be helpful.

Thanks for all the info/advice!!!!!

If anybody has anymore or would like to comment on their experience dealing with a broker regarding FTB mortgages it is greatly appreciated!

I dont know if you are allowed recommend Brokers on this forum but if you are, can anybody recommend anymore also!

Thanks a mil!!!

Dealing with the banks is a lot of hassle - if you don't have the time (or the patience), I would consider a broker.

It's a minefield out there, and I put in long hours learning about and researching all the different issues that have to be considered when I bought my first home last year. Going with a broker would have eliminated all that, but I'm the type of person who just has to do these things myself, for better or worse.

At one stage down the line, after a number of headaches with the banks, I did consider handing the job over to a broker. I contacted [broken link removed] (I think he posts on here sometimes). To my surprise he actually talked me out of using him, as he was straight up and told me he couldn't get me a better deal than the one I was already approved for.

In addition, he suggested a few things which ended up saving me money (for free), and to top it all off, he actually pays you to deal with him, as he refunds you a portion of his commission after the deal is done. Definitely one of the good guys.

Broker.

I am in the process of taking out a second mortgage applying directly to the bank as we thought it would be quicker when in fact I think it has made no difference timeframe wise.
It is taking up a whole lot of time and whole lot of stress too.

I used a broker for my first mortgage and it was completely hassle free.

I would advise getting a broker.
