Apartments over Port Tunnel (Hampton Lodge)

There are some new apartments, Hampton Lodge, Grace Park Road, which are being built directly over the Dublin Port Tunnel. Would anyone see a problem with apartments that have been built over the port tunnel? I believe the building of the apartments only started after the construction of the tunnel was finished and the plans for the apartments were approved by the port tunnel architects. They are €475,000 for a two bed plus study on the ground floor, anyone any opinions on them or the location? Cheers

Well at the rate they're going at the moment, construction on them mightn't start for quite a while! The location is really nice with lots of facilities but I would be concerned about long term impact of traffic rumbling underneath for years to come. Thats just an opinion though - not based on any specialised knowledge.

Nice area, good facilities, pretty pricey
Traffic on Grace Park Road can be a nightmare in the mornings and evenings etc.. but I think the apartments might have access to airport road? which would be better but worth checking this before buying

This development is not over the actual port tunnel construction site, though the tunnel may pass underneath, as it does a lot of properties. The tunnel 'pit' where they put the boring machine in, is further north, at the corner of Collins Avenue/ Swords Road.

Construction of the apartments is already well under way. I believe they only had to wait until the tunnel was dug and supports put in place (finished over a year ago) before they could start building.

That concerns me also, however I believe that the tunnel is 35 meters down, so that should stop this problem, any one have any opinions?

No only access to Grace Park Road, however I work nearby, cycle to work, can work from home and have flexi time and I don't own a car, so I don't think it will be a problem. Also I've yet to see an apartment in Dublin that doesn't suffer from major traffic problems.

That is right, only the tunnel runs under the apartments, as it does many other homes, I'm just interested in peoples opinions on that.

If I recall correctly they had to modify the design of these apartments to reduce amount of pressure they'd be putting on the tunnel structure / reduce the number or height of the blocks - I seem to vaguely recall reading something about this a while ago.

According to the plans the building is 1 metre higher then originally planned, while the developer has changed the materials in the balconys to reduce weight, I assume to make up for the higher building.
