Hi,

Has anyone tried to drop leaflets into an estate they are interested asking if anyone is selling in the hope that you can buy privatelly from them?

If so, what was the feedback?
I'm looking to target an estate in Dublin that i'd like to live in.

Thanks

Re: Target estate your interested in via leaflets

Sounds like a good idea it would be worth a try

Bear in mind that junk flyers in the door elicits in many people annoyance in indirect proportion to the actual minor invonvenience caused!

Perhaps putting the flyers in envelopes and also making them look like letters might reduce the annoyance. :)

Re: Target estate your interested in via leaflets

It also creates alot of paper waste - my pet hate. Personally I hate those flyers estate agents put around telling me that Mr & Mrs X want to buy my house. I even had a handwritten note on unheaded paper pushed through my letterbox once by an agent. It's presumptious and intrusive, but then again I suppose a potential vendor might be pleased enough.

I'd try to make it looks a personal as possible so it's not seen as business junk mail. Make clear the savings available to the seller.

Re: Target estate your interested in via leaflets

We have a local free newspaper delivered to all houses in our area - if there's a similar paper in the area you're interested in, it might be an idea to place and ad in the property section stating your interest.

Re: Target estate your interested in via leaflets

you could post a message on privatesellers.ie or put a free ad in the buy and sell & northside or southside people

Re: Target estate your interested in via leaflets

What exactly are the costs involved with selling?

if the house is 350k - what are the selling agents costs - ie marketing, commission? just so i can play up on this !

Thanks

Re: Target estate your interested in via leaflets

Hi Question,

An acquaintance of mine bought her house in this manner. She targeted
the estate she wanted to live in (which amounted to about 80 houses)
She wrote quite a personal letter which was printed not photocopied and
she got a very good resonse. People might hate estate agents but
a regular joe bloggs trying to cut out the middle man by using his/her initiative seemed to have its appeal.

They actually got two or three replies quite soon after and went to speak
to the people involved individually and signed a contract very soon afterward
with no hassle whatsoever. I think its a great idea as it means your not
dealing with a faceless buyer (or seller) and there's less anxiety about being
gazumped. she found it a very positive experience which is saying something.

GO FOR IT.

Re: Target estate your interested in via leaflets

My sister also bought this way. It was a small estate and they dropped in leaflets. On her rounds she got speaking to a lady who told them xxx house was coming on the market ... and they subsequently bought it.

thanks very much for all the positive feedback.

i think i'll go for it! Wish me luck,
just hope that no-one takes advantage of using my phone number in the wrong way.

Cheers

You could buy a sim card for 10 euro and get rid of it when you are sorted

You will even save money as each new SIM Card contains €5 preloaded call credit, and you'll get a €10 bonus.. So you spend €10, and get €15 worth of call...
