Nope but be very careful about buying land in Bulgaria.
Is it agricultural land? If so I assume the agents have told you that regulation is easy...not so.
Here's a couple of things to consider:
1. If it's unregulated what category is it? Unregulated land is assigned a number and depending on this number will depend on how easy/difficult it is to regulate (this is only one part of the complicated process)
2. Is there water/electricity/sewage nearby? If there isn't are you prepared to pay for the connections because it will come out of your pocket!
3. Has a geological survey been performed on the land to see how suitable it is for building?
4. Is the land owned by a load of bulgarian family members... that's quite a usual one...
5. Is the plot pointed out to you the actual plot you are buying...a lot of agents get mixed up so you need to ensure you get someone out to pinpoint the exact plot so you know what you are buying.
6. Are you being quoted a rediculous price by the agent? More than likely. Get a comparable quote from an agent such as
www.address.bg (biggest agency in bulgaria).
7. If the land is regulated has the status been changed? To allow building there are 2 phases to regulation, agents tend to forget.
8. Is the land in a protected Natoura 2000 zone? If so then you may never be able to build on it or you will have restricted building rights.
