Hi,
Bit of an open question ......

With the current recession (now pretty much Euro) Anyone know of any bargains out there in Spain or Portugal (Algarve) or suggestions for Holiday home for family (150k approx).

Will be used from July til Aug so not much rental potential .

All advice Welcome ..

Because you have specific needs, i.e. holiday use, and you have realistic expectations about the reality of the rental potential of these properties, you should use the downturn to buy yourself a real bargain. Buy a property at a "fire sale" price from someone who has to unload it, and be careful where you buy it.
There is a temptation in a downturn to buy a cheap property because it is cheap, but the most important thing to buy something of quality that will appreciate when the upturn happens (however long it may take). You will then have the added benefit of making a return from your investment as well as enjoying years of holidays in a nice place. If you buy a property in a miserable location, however cheap it may seem, you will neither have enjoyable holidays nor will you hope to make anything on the property if you sell it.
That being said, there is no need to break the bank while buying a decent holiday home. Good coastal areas in Spain like Marbella have properties listed at 200k, and if you know a reliable agent they will tell you which owners are desperate to sell. In recent weeks I was asked to look for a property for a friend of a friend who is moving back to europe and who wanted a holiday home in Spain, and I was offered some real gems that are not even on anyone's website, all at recession prices. They are out there, you just have to look.
If you have the money, you are king in this market. You can get a place (in Spain in any case) at prices that you would only have dreamed about a couple of years ago. Good hunting!

Forget new builds, they have to be furnished and fitted out with everything from AC to lights. In the current climate you also run the risk of having an apartment in a development or even in a building that is unfinished or unoccupied. Better off buying established properties in locations that are also established, and better value for money.

auto320 God rest him would be proud of you.
One needs to get out there and pound the pavements, completely ignore the middle men here and scour the area for "se vende" signs from desperate private sellers who are trying to dodge the very significant agent fees.
Use www.holiday-rentals.co.uk to assess rentability off season.
Get a villa with private pool and not an appartment if at all possible.

Agree with Lollix & Mark,

Forget new builds and aim for a non-esate villa with pool. Recently had a week in Denia/Javea. Easy access via Alicante or Valencia. All the facilities you would need year round, miles of clean beaches etc. Lots of desperate sellers. Likewise, in the Eastern Algarve last week. Quiet off season, but good for golf. Equally, lots of desperate sellers. Location is vital. Look for value not cheapness. Stating the obvious you really need to get over there and pound the pavement.

Hi,

Can't say I agree with the villa with pool - everyones circumstances are different. If you want to be on your own and don't want company and want to maintain gardens and pool yourself - go for villa - on the other hand if you want a holiday home that is a "holiday home" and don't want the maintenance end go for apartment provided you enjoy the company of other neighbours but in one of the better estates.

Yeah, god bless auto..a very wise man. Pity he isn`t around now to advise.
He was talking about 200k for a good furnished 2 bed apartment from private sellers and already furnished ,This was about a year ago or more..I`d imagine prices would be lower now ,maybe 150k would suffice.Any anecdotal evidence?
