hi there

do you have to be a first time buyer to qualify for aff housing scheme?
my husband & i previously owned a house for 2 years but we had to sell it & go back renting. Now we are still rentingin cork but according to mortgage calculators we are only entitled to a mortgage of 240k so our only hope of buying a house now is thru affordable housing but i am worried we wont be allowed apply as it seems to be geared towards first time buyers? any info greatly appreciated thanks

I'm sorry to say but as far as i know you do need to be a frist time buyer for aff not too sure about the 50 50 shared ownership:(

You have to be a first time buyer for both as far as I know and I dont think there is any leeway in this regard!

oh thats terrible! I mean in fairness we cant afford a mortgage on our own. I would have thought "affordable housing" was for someone who cannot afford a house at market value. what has whether you are a first time buyer or not got to do with this? are they saying someone who previously owned a house somehow has more money? im very confused ...
 
The mortgage calculators give quite conservative figures, best bet would be to approach a bank directly or get a mortgage broker to find out how much you can get - you'd be surprised at the difference. Just make a call to one of the major banks and ask for a quote over the phone.

I think some councils vary with regards to the 1st Time Buyer point ie: if you were divorced etc but I honestly don't know what the situation would be.
If I was you, I would contact Cork Co. Council, outline your issue and see what they say - the worst they can say is no!
 
My understanding in relation to the divorced issue is if one spouse leaves the relationship with no recorded interest in a previously bought property they will be considered a FTB for the purposes of Affordable Housing. I think this applies to all councils!
