Alterations to a mezzaine apartment

Hi,
Hope you guys have some suggestions. We bought a 2 bedroom apartment 2 years ago its at the top of a small 4 storey block in a large developmentsmall. Unfortunately the living space isnt big enough as we are hoping that a family will come along. We have a lovely mezzaine which overlooks a terrace but it really isnt big enough to do much with it we were thinking of extending it out over our living room. There would be no changes externally and the ceilings are very high we wouldnt need windows as one wall is already all glass doors so really all we are talking about is flooring and a bannister set up for a wall similar to what is there already. What are the regulations for this and I know we would need to check out things like supporting wall and foundation strength but how do you start.

You will need a Fire Safety Certificate and possibly a planning permission.

Start by appointing a competent architect to draw up plans and present your proposal to the local authority planning officer and fire officer.
