AIB mortgage rates

Hello
I received a letter from AIB stating that my ltv mortgage was decreasing to 3.55% as my mortgage is between 50% and 80%.
When I work out my loan to value in the Internet site -bank rates, it seems to me that my ltv is 47% and therefore my rate should be 3.35%.
Should I query this

I queried something similar with Aib recently. They told me to get a valuation from someone on their approved valuers list and send it in to them and they will adjust. http://personal.aib.ie/our-products/mortgages/residential-mortgage-panel
