AIB Cuts Green Rates But Leaves Most Rates Unchanged (Oct 2024)

Lowest green rate now 3%, lowest currently available it appears

“The bank is offering a green three-year fixed rate for homes with a Building Energy Rating (BER) between A1 and A3, with rates from as little as 3pc.

From this weekend, it is also offering a green two-year fixed rate for homes with a BER of between A1 and B3, starting from 3.15pc”

Could these change the AIB break fee situation for someone with 2 or 3 yrs of a fix left? As in these new green rates could be lower so no free break.

Or do they not compare a regular rate to a green rate for the break fee calculation? Or for a B rated property would they not use the new A rated 3yr rate?

Maybe post in this thread in case someone can crunch the numbers and assess the options for you?

We recently refixed on the 5 year green at 3.2%. So we can over pay for 2 years without worrying, based on current rates, as they will compare our rate to the 4 year one.

We're not eligible for the 3 year A rated one so presumably they can't compare us to that rate. The non green 3 year one is currently 4.55%.

So in other words I'm not going to worry about it for a few years. I'm sure we'll have switched again if rates continue falling.
