AH Legal Documentation

Hi Folks,
Anyone have any ball-park idea how long it takes DCC law dept to get legal documentation to your solicitor. I rang and was told they had them since 22nd April and are working on them but they can't tell me how long it'll take before my solicitor gets them.
I only need to know as I have furniture due to be delivered on 28th May and was hoping someone in the know might have a rough idea.
Thanks

It depends what the documentation is - If they've just bought in the apartments themselves they'll need to make an application to register them in the Land Registry so that they can get a dealing number for the legal documentation necessary to sell the property.

If they already own the property and have an application to register it there should be no great delay in forwarding the title documents to your solicitor.

The greatest part of the delay in most AH transactions is actually from the Purchasers Solicitor. Usually when they raise Pre-contract queries - whcih they are of course entitled to do but some take to ridiculous extremes.

An affordable transaction could be completed in less than 4 weeks (well less) if both sides are co-operative and efficient.

You also have to appreciate that whilst most solicitors in private practice have barely any conveyancing work at the moment and can afford to spend time on each file (more than they usually would) most County Council's are still extremely busy with conveyancing and house and apartment sales and so there may be other applications in the queue ahead of you as it were

Hi Stepinnman,
Thanks for that...as far as I know they already owned the apartment. Yeah I'm expecting my solicitor to maybe hold things up a bit that's why I was hoping DCC could get through their bit fairly sharpish and give my solicitor a bit of time for his bit.

I just found the response from DCC of "We've no idea how soon your solicitor will have your documentation" when they've had my file since 22nd April wasn't too helpful, given they deal with AH legal stuff all the time and shouldl knowon average how long it takes and all I wanted was a ball-park figure :(

Still 4 weeks give or take doesn't sound too bad and was the rough fingers-crossed time-line I had in my head anyway.
