AH Best rates long-term

I am taking a AH mortgage, LTV 88% < 300k

The two best rates I quoted are:

EBS - 5.4 APR (to reconfirm)
First Active - 5.3 APR

In the AH schema it is not possible to change lenders for the term of the mortgage.

Does anyone have some views about which of these lenders would be the best value in the long term? What to look for?

Has someone experienced a better rate from those above?
 
i have checked all the lenders for AH. i think first active or heaven is prob the best. IIB is good, but i dont think they can lend u as much tho.
 
Thanks, I rang IIB and they rates are APR 5.8 (variable) and APR 5.74 fixed, in a different thread someone suggested they would go with IIB, but this rates are at least 0.44 above the lowest at First Active. I can not understand why IIB is mentioned as a good choice.. Are the rates offered the these people different than those quoted above?
 
maybe they have introduced the new rates from jun, not sure. i went for first active myself, as that was the lowest. the best thing is shop around and get all the quotes from the lenders, if u want to save the hassle, then use a mortgage broker, they will do all that for you and might get u a better deal. who knows?
 
Yes, First Active seem the lowest at the moment. I am not clear which option would be better:

Traker ECB+1.1 - 5.2% APR
Offset - 5.3% APR

From my maths, the Offset seems to offer more savings if one can save at least 100 every month. But How does the 5.3% offset rate changes over time?

If I would have the tracker and would pay 1200 at the end of the year (100 savings per month), how would this compare to the offset??
 
just from my understanding that the off set u can put in as much as u want each month, and its in an account that builds up a sum of money which towards your capital. but i cant go for that, as i got a fix rate deal. personally i think offset is good. ps. it says on the first active website that if u have a current account with them, then the more money u have in the acc, then u pay less interest with ur mortgage. sounds good.
 
have you tried going through a broker?

I went to all 3 banks and got some good offers but in the end i went through a broker and he got me a much lower rate than when I applied myself

Re BOI rate, yes, this was the lowest I got too, however, I need a bit more money I can afford with them :(
