i was just checking the affordable housing

and it was saying on [broken link removed]

for Erris Square, Blanchardstown, Dublin 15
Eligibility
To qualify you will need an income up to €60,000 as a single applicant or have a joint income of up to €165,000

this is via Fingal county council

This cannot be right

how does a single buyer hope to get in the market if they need up to 60 grand ?

The confusion lies with the fact that loads of people cant tell the difference between the Affordable Housing Scheme, where you are only eligible if you earn less than €40k and the Affordable Housing Initiative where realistically you need to earn between €40-60k to be able to afford the mortgage. The affordable price in erris square was >€200k because all properties were Inititiative and not Scheme! Fingal will place you in one of these categories depending on your wage scale!

They also take in to account your deposit - so if you earring say 35k but have a decent deposit and can prove you can pay a higher mortgage they may accept you. Apparently they analyse every case individually
 
Well with the Cork County council I have just been offered a house which was 240k, but I wasnt earning enough, and only got approval from the bank for 210k. I was able to show them that I had 30k to put down as a deposit, and was then offered the house based on this. So Id agree that they assess each case individually.
