affordable housing at Beechwood Court, Stillorgan

I have been offered a 2 bedroom apartment under affordable housing at Beechwood Court Stillorgan. Price is 278,500. have been approved in principle for 280,000 with EBS on 5 year fixed rate of 5.45% over 35 years. am waiting to get call to view apartment. Am new to all of this so would really appreciate any advice or tips on the whole process. Bank of Ireland and IIB would only give me about 260,000. didn't ring other banks who do mortgages for affordable housing, not sure if I should or just go with EBS. Any help greatly appreciated!!!

We are also buying in Beechwood Court (fingers crossed) hoping to get keys next week.
We also are going with EBS found them the nicest and easiest to deal with. They have been great through the whole process which for us has been going on for 6 months. The max they will give is 97% of the asking price. We here lucky to be high up on the list so our apartment is a bit bigger with a good sized terrace but more expensive.
I won't lie to you the rooms arent huge but they are well designed and the finish is fantastic.
Both the en-suite and bathroom are fully tiled floor to ceiling with the underfloor heating, designer kitchen granite worktops, car space etc. Basically we get everything that an ordinary buyer would except for most of the appliances. For safety reasons we get the hob (gas) and the extractor fan. But remember the fridge/freezer are all integrated so they are more expensive to buy.
The affordable housing is throughout the development so we are not all together and the social housing is being taken care of by a care home later on.
Alan is the foreman and is very nice really through and professional. We decided to take the apt on our viewing so we paid the 3k deposit then and there so bring your cheque book on the day in case. Our management fee is expensive at 1700 p/a but the grounds are lovely and everything is well maintained so its worth it.
