Advice on house sale Galway

Hello there,

We are in the process of trading up our house in Galway (from the city to the country). We’re lucky in that we have an offer on our own house already but we really need an extra €10k to cover the expenses involved in the move. The house would be such a bargain at the offer price (it’s a really great house in a great area) and four other parties have tried to put the exact same offer on it. We absolutely can not sell for this price as it wouldn’t release enough equity to pay for the deposit on the new house. It may be possible to sell for €5k more than the offer price but we would have to borrow €10k to cover the auctioneers and solicitors fees etc. Should we just bite the bullet and hope someone will offer an extra €5k and get the loan? We don’t really want a loan around our necks at the present time (two children etc.), but at the same time don’t want to miss out on the house we are hoping to buy either.
Any advice? What’s the cheapest way to get €10k? THANKS!!!
 
Sell now, things will probably go down more in the autumn.
Can you get the estate agent to drop his fee as he got you a lower price than he valued?

Cheapest way to get 10k is to drop 10k on the price of the property you are planning to buy!!!
 
Thanks for the reply Corkgal - is that something auctioneers would do? I doubt if ours would she hasn't made a penny in ages!

Because we will be getting a mortgage of 92% for the new house, €10k off the asking price will not make a huge difference to us in the short term I'm afraid..............
 
Its worth asking the estate agent, he makes nothing if you choose not to sell. Also if he thinks you won't sell he might get the buyer up a few k which might help.
