In theory, you could, but it would be very messy. I presume dentists are continuously updating their equipment and getting rid of old equipment. So it would be very difficult to factor that in.
I presume you have a premises already suitable for a dentist and the dentist you have identified can't afford to buy the equipment?
If so, you should a lease for the surgery and a separate lease for the equipment. That would be less messy, but still messy.
