Looking for some advice i'm thinking of buying a house in Brookdale Rivervalley swords. Just wondering if it would be a good investment and what is the area like. Any advice would be great thanks.
Rivervalley is a nice area of Swords..its has a well established family community feel to it unlike some newer estates (boroimhe,applewood etc). It has 2 schools, church, pub and a few shops. Its about a 15-20 minute walk to swords main street from brookdale. The bus route is the 41c which imho could be a bit more frequent than it is!
Albany Homes took 100,000 euro off the new 3 bed end of terrace houses in Swords last week-end. They went from 400,000 to 300,000. This will have effect on other houses in Swords. There's nothing wrong with River Valley but you should be negotiating a big discount off the asking price (unless the price is actually realistic).
I lived there for five years before decamping to Portugal last March. Rivervalley is a good place to live, settled, unpretentious and relatively quiet (kids and ice cream vans not withstanding!). People tend to be on at least nodding terms with each other due to the cul de sac design of the estate. The huge valley and river (!) between it and Swords town (exits at the Lord Mayor pub) is wonderful; there's occasionally a bit of aggro between teenage kids there but anyone over 21 is ignored and you can see rabbits and the odd badger/fox if you're lucky. In the middle you can't see anything other than a couple of roofs so could imagine yourself in the countryside. I used to take a stack of Sunday papers into the park in the summer and spend a few hours 'out of the city' there.
Rivervalley shopping centre is more than adequate for day to day shopping and there are supermarkets (Tescos and Spar) in the adjacent newer estates plus there's the Pavillions once as you can park.
Just one downside - provide visitors with good directions both in and out otherwise you may never see them again........

It was the meadows which is part of Holywell. You know the development that is bewteen Airside retail part and the M1. If you look at the developers map, you can walk to Portmarnock and Malahide dart station!
