Advice needed re buying and selling homes

Hi all
Looking for advice.
Looking at buying house, this wasn't on the radar until recently until this particular house came for sale.
I have applied to AIB (came back with offer €220), BOI have to finalize with underwriters (said €297 but again not confirmed), PTSB sent to underwriters via broker (said €309 not confirmed).
- outstanding mortgage €40k
- estimated own house sale €360
- new house approx €390
- Savings ~€100k
- 2 children
- income ~€80k/yr
- no other loans etc.

Are we wise going with a new mortgage (investment) while we move into new house Then put own house on the market? Can we then pay off essentially the newest mortgage if it's on variable rate?
Or would ye advise - go sale agreed on new house, pay deposit, sell own house and agree move in dates?
My head is all over the place with this decision.

If this is the house that you want, then that is your first priority.

Buy it. And let the rest follow.

You have not give us much information, but it seems clear that you should sell your own house as soon as possible.

Then pay down the other mortgage.

Make sure not to go for a fixed rate mortgage, so you can clear it without penalty.

You could be lucky and you might close the sale on your own home before buying the other home. Then you would not need a mortgage.

But don't plan for that. Plan for selling your own home after the close of the purchase of the new home.
