Advice about my EA

Just looking for advice about my EA. Apartment on the market since July and have 4 viewings and no offers so far. I'm not too worried about that, its just that my EA has only bothered to ring me after 1 of those viewings - the other 3 I heard nothing. I think this is pretty unacceptable. I have had no feedback from him at all. I have rang him to find out how one of the viewings went and made it clear I was unhappy that he didn't get back to me - but next viewing he did the same thing. Also I think description of apartment can be worded a lot better as no emphasis made on the many extras my apt has compared to others in the area e.g. hardwood floors, integrated appliances etc.
I feel I am stuck with him as they are the EA's for the new house I have bought - thats the only reason I went with them so that it would make things easier if they are handling both sales. I have not signed contracts on the new house just paid a deposit. I'm afraid if I change EA's my purchase could be jeapordised. any advice welcome.
 
it won't be jepordised. if you're unhappy tell him. after all you are going to be paying him several grand.

My apt was up since end of june i've had about 20 viewings and not feedback after them isn't strange. if the ppl aren't interested they won't be in touch with the agent again.

i've just changed agents due to fact that i had lots of viewings with no offers even though the price is wellll below similar properties..

i'd change if i were you
 
Its just that I would expect the EA to ring me after each viewing - even if it was to tell me the people weren't interested. Instead was just left in limbo watching the phone!
 
Sorry to say this but these are things that really should be clarified with the EA prior to entering contract. I had an agreement that the EA would ring me following each viewing (no matter whether news or not) and also follow up with each viewer the next day and report back.

Should your EA not be calling you after each viewing to let you know that you can return to property?

At this stage, I would request meeting with EA and outline exactly what actions you would like him to take wrt viewings etc. There isn't much point being silently frustrated about it, better just to tell the EA that you aren't happy.

I don't think that it is necessary to make contact after every single viewing, but he should at least be making contact to set up each viewing in which case you can ask how things have gone. Many people seem to want immediate feedback, but when you bought a house did you give feedback to the EA or did you think about your decision for a few days?. If you are not happy with the sales brochure, put together a list of amendments and send them to him and state if they are not changed you will have to look for another Ea.
TBH I would be very surprised if he was not trying as hard as possible to sell your home as it equates to 2 sales.
 
Your EA should report back to you at least once a week - even if there were no viewings - just to keep in touch at least that is what mine does. I had a joint agency previous to this one and neither of them really kept in touch - this one is alot more proactive thank god - at the end of the day your paying their fees - keep them on their toes.
 
Its funny when you hear people saying keep them on their toes, it implies that EA's will otherwise sit around ignoring your property. the fact of the matter is they have to sell your home to pay for their own home. Research which EA's are best in your area, choose one and let them work to your benefit, which may require stepping back and letting them get on with it
 
I disagree Mr Man. I think its common curtesy if I have made sure the apartment is in pristine showhouse condition for the EA to show it [which meant late nights cleaning!!] then the least he could do is follow up with a phone call.
I don't think thats too much to ask.
 
We recently sold our apartment in Dublin and after each visit (of which there were approximatly 10) our EA left us a written report and also called us to have a quick chat about how things went and that the coast was clear to return. In my opinion the least your EA could do would be to give you a call asap after the viewings-afterall they will present you with a hefty bill on completion of sale.
 
Their hefty bill really is indeed for the sales process for which they will be trying to initiate contact with prospective purchasers and finalising a deal to best suit your needs. Of course they should make certain amount of contact, but every appointment isn't needed IMO, but some people do want it
 
Fluffy, that sounds like a really good service. Is there any chance you could let me know who your EA was.
 
The gravy train is over for EAs, they now have to work for their money like the rest of us - gone are the days of putting up a sign, getting the client to pay all the advertising, now they have to pull in punters via networking etc. Vendors also have to be realistic in what prices we are going to achieve.
