3 or 2 bed apartment?

Hi,

An apartment I have been looking at to buy is adverstised as a "two bed with a study". However after viewing it i noticed the "study" could quite easily be converted into a single room.

My question is why would it be adverstised as above - surely advertising it as a 3-bed would increase its value? Are there regulations about the minimum size room you can call a single??? Am afraid i have missed something.

If it is an apartment with a combined kitchen/dining/living area, I would rather have a study over a third bedroom. I say this as someone who lives in/owns a 2 bedroom apartment with the living layout I have described.

there are regulations AFAIK, it havs to be over 6.4sqm to be classified a single and over 10.2 to be a double or thereabouts.

May also be something to do with parking availability in the complex. 3 bed apartments are required to have 2 car parking spaces made available, 2 bed apartments are required to have 1.5 car parking spaces available according to planning requirements. So if the developer was advertising as a 2bed + study it could be a way to overcome limited parking facilities.
Could be wrong though.............

the areas mentioned came from my architect as we are planning an extension, he told me they were from current building regulations. Don't know where you would find that, but I suppose if you asked an architect/builder they might be able to shed some light on where to get this data from.

Excellent point. In Adamstown, I think they are using this trick aswell. I'd love to see parking in that area in a couple of years.

I live in a "low" density estate and my friends/family find it difficult to find somewhere to park at weekends.

Where did u get this information from. I ask this as i am living in a 2 bed apartment at the moment and we only have one space available. We are arguing with developer at the moment,

Does anyone know anything about the planning regulations on parking. I would really appreciate some clarification?
 
I'm not sure. However I did find info about Adamstown at www.adamstown.ie Maybe to get planning perminssion there, the developers had to "increase" the amount of car parking spots. From memory, it's 1 space per 1 bed. 1.5 spaces per 2 bed and 2 spaces for 3 bed and over. Also note that there is only 300 spaces at the train station.
