I have attended many exibitions over the years ,any property i purchased apart from the 1st one where i made the mistake of giving the asking price ,now i will only give 85% of what there are looking for, if they dont take it i walk away, there is always another good deal around the corner

and the point is?
 
Paying 85% for a property overvalued by 40% is still a bad deal! You need more than a 15% discount to make any deal a "good one". Without proper investigations and a knowledge of the area being invested in people can/do/will get burned!

What point are you trying to make? Or are you looking for a pat on the back?
 
getting a discount on market value is the trick. If you think that some developers are not actively marketing apartments 10%-20% over the real MV and then offering big discounts to what is infact the real MV or only 5% off then you have your head in the sand
