12k to invest - any advice for me?

Thinking of getting a second buy to let. have a flat in london i live in and have recently got the equity out and bought a flat in Cumbernauld in Scotland..was going to get an offplan in district 6 in Budapest but after posting on various forums got the impression this wasn't the best bet. does anyone have any tips for me..I hear Warsaw in Poland is good and may look at off plan there (but not sure if you can release equity to buy more flats as not sure how it works over there..)

Are you sure that concentrating mainly or solely in property rather than diversifying your portfolio a bit more is the most suitable course of action for your specific circumstances?

The query re further property investment vs. diversified portfolio and views on Poland etc are all still valid (and hopefully should gain some insightful comments for you), but thought it worth pointing out that AAM is mostly relevant to the Irish market.
