100% Remortgage

Is it possible to remortgage for 100%. I was hoping to remortgage but my house hasn't increased enough in value. I have a loan I want to incorportate into my mortage but this totals almost the full value of my house.

100% Mortgages are only available to some selected First time buyers only. When you remortgage you could get up to 90% of the value of your property with certain banks, subject to normal lending terms and conditions.

No offence to the OP but this question sums up all that was and is wrong with the Irish Approach to Finance.
