€40k gift to grandchild for house deposit -how much tax is deducted

In order to reduce exposure to tax in relation to the €3000 small gifts exemption rule is it okay/ permissible to receive this €3,000 in addition to the upper limit of the Category B threshold free of tax liability.( €32,500) in the one calendar year?

So , if I were to gift my granddaughter €40,000 for a deposit on her house , would she only pay CGT tax @ 33% on €4,500 , total nett figure €38,500 ?

Or you could give her 37,000 now and 3,000 In January. Would reduce the tax due to €500.

Also if she is buying with someone they could be gifted 3,000 per annum also- eliminating any tax liability.
 
Or you could loan her 3,000 now and right that off/gift in 2024
