just bought a house in primrose gate in celbridge, co. kildare. ia ma having awful trouble with the builders and in particular a woman in the builders office. i tought it was only me until i spoke to two other people that also bought house there and were experiencing the same problems. anyone else experience the same?

What Kind of trouble are you having? I'm interested as I have just bought a house in the developement due to be finished April/May!
 
Had trouble with the woman in the builders office. i thought it was only me until i spoke to other people that had bought properties in the estate and they all had the same probelms with her. I cant give her name but all i will say is that she has a distinctive accent. What the builders do in this development is they make you do two snag lists and a final inpection. anyone else that i have spoken to says that this is madness, that you should only have to do one. For the first snag list the services are not running. She made all kinds of threats to me in the run up to christmas that if i didnt do the snag list before such a time i wouldnt be able to do one at all. this didnt suit me at all and i nearly buckled but luckily my solicitor advised me not to let them bully me and i did the snag list after christmas when it suited me. Things to look out for are - hole in inside of chimney, toilets leaking, water tank in attic not fitted correctly and in the show house there was a shower door on the shower while in the en-suite but in my house i have been told that this is not standard. If you would like someone to do the snag list for you i can recommend someone who is very good and reasonable. they are well used to the houses in this development and know what to look out for.

Thanks for the info; it’s good to know in advance some of the potential problems. I haven’t had any dealings with the builders yet.

I have also bought a property in this development. It is our second home and I have to say I would highly recommend the developers. We are over the moon with our purchase. It is a lovely area. I have also spoken with this girl and found her very efficient. I personally found it a lot easier to arrange snag date with person in office rather than builders directly as they are often hard to find on site. Maybe you got her on a bad day.
 
Unfortunately, I am not her and don't wish to get into a situation of
personal vendettas. If I were her I might have a lot more to say. Personally we are very happy with the service which we received.
 
I agree, I've found the builders/certain staff members to be very unhelpfull (Though there was one builder who was very helpfull I'm happy to say). I've moved in a month or so and I'm going to have toget back onto them as my watertank in the attic is overflowing. You think they;d be nicer the amount of money anyone pays for a house these days.
 
Just wondering would you know if all of these houses are sold yet or are they building another phase?
 
yes angreal, its so good to find someone else yet again that thinks some of the people working for the builders are unhelpful. i have foundloads of small wee niggly things that are wrong with the house but i have given up on contacting the builders because i think they are a waste of space and they have my money now. have you had any luck with the builders since moving in?
 
Let me see, where do I begin... From the very beginning we had nothing but trouble with that woman from Barina with the Scottish accent. We all know her and we all know how rude she is. I have spoken to several neighbors who said she has hung up on them and said very rude things to them as she did to us. It took a plumber 8 times to fix our boiler. They didn't know the system. The vents for the toilet smells were open in our attic. Lovely smell in July for 3 weeks. Ooops! They forgot!! Nice when you have a new baby!! I could write so much more but I would be boring you. Let me know if you want to hear more. I WOULD NEVER buy from Barina Construction again.

hi viztopia i also bought a house there in primrose gate im not due to move in until nxt month august 2006.i hope i wont be encountering same problems that u encounterd can i ask you for any suggstion of a good snagger to do our snag list.thanks in advance.

I've been in Primrose Gate for a year...

The negative stories above are exaggerated IMO

Barina are difficult to deal with, but I had no quality issues.

Re: Snagging, I did mine myself. I spoke to professionals and none of them convinced me that there was any value in the service they were offering.

Hey, i bought a house a year ago in primrose gate and i have to say that girl in the office is a nightmare. She completely put me off buying a house there. So rude!!!! However the standard of the house is sublime, ive had many relatives ( builders ) say its one of the best finished houses theyve seen in a long time. Id have to agree. Ok, maybe getting the snag list done and all is slow but sure isnt that what moving house is all about.

Get HOLD of the foreman (little man) hes brill....so helpful, and will get the job done there and then. If you have nay probs go up to the site office rather than ringing the Barina headoffice.

Fingers crossed the majority of the estate will be finished next year and we can all enjoy clean roads and nice green areas.

One question, does any1 think the management fees are abit much ervy year?

Yes, it is expensive and for what, just keeping the grass in communal areas cut. But as i understand it we are the management company, so if we don't like it is in our power to change it (i think) ... although it is possible and probable that a contract has been signed between the management company and the current landscapers.
 
Just for info for anyone thinking of buying a house on the Hazelhatch road - I heard from someone in KCC that the proposed settled site for travellers is definitely going ahead & will be started probably later this year. It would I'm sure have an impact on the resale value of houses near it - I believe it's going near the GAA club.

ive been living in celbridge for the last 20 years and have heard that the travellers are goin to be there since 1995....... still hasnt happened. there is a filed between the gaa and estate but its not big enough for a settlement. i dont think and i hope that it will never happen. anyway there is a pig farm behind the houses in hazelhatch park and that didnt stop those houses from bein sold.

The management fee i was told was €390.00 which i think is ridiculuos. the roads are in a terrible state. ive to wash my car twice a week. they should be cleaned every night ( which i was told would be the case )
