Problems dealing on closure:Galtrim Grange development in Malahide?

Hi, does anyone has any feedback on Galtrim Grange development in Malahide? They are releasing units now and we were looking at 2bed appartment there (736 sq. feet).

Any feedback at all (location, finish, value for money etc.) is welcome.

Hi

I am trying to close a sale in this development, but I'm having terrible problems with the developer and his Solicitor.

Has anyone else experienced similar problems ?

I went to see the houses in the this estate and thought they were very poorly designed with small gardens - couldn't change anything on the interior and it was 990K! - I'd look elsewhere... for that kind of money you could get a house (albeit semid and not detached) in seapark or biscayne which would be a better longer term buy IMHO.

I've put a booking deposit on a duplex.

I felt the prices were reasonable compared to other new developments in Malahide. However a drawback is that there are no allowances for tiles etc and no fitted wardrobes. However,Its fairly spacious and not too far from the village

Builder is pressing me to sign contracts but still trying to sell my own place so I'm very interested to know what problems magern is experiencing with the developer and his Solicitor?

we are from the area and we looked at this development as well. To be honest think it is not the nicest looking estate in the world. For whatever reason the builders were perceived by locals as "dodgy" they came down from the north and did the work in no time.. .. we had never heard of those builders before..they sold the first few houses by sealed bid(whoeever heard of that for new houses?>!?) and from what I can see of the finish it is poor... Think it is a great location but there is much better value out there..Houses in Drumnigh wood (detached ) were at 800k and think that is a far nicer development with very reputable builders...

I have been trying to close on a duplex for the past 2.5 months. For whatever reason the builders Solicitor would not repsond to my Solcitors pre contract queries, and we only got a reply after threatening to refer the matter to the Law Society. The docs issued by the builders Solicitor were very poorly put together as they did'nt incldue a spec, floor cert, confirmation of planning, or site map, and nearly three months later we still have not received any of the above.

I have rang and faxed the builder, but he never returns calls. At this stage I have lost patience with them, and will probably pull out.

My sister looked at these a couple of months ago and I went with her to have a look. I thought they were expensive and badly designed with a lot of dead space and badly shaped apartments. She didn't buy there in the end. This is only my opinion of course but I think there are better buys out there.

And with the Community school being increased in size (will be 2nd largest in Ireland after it's complete) noise will be a factor too.

After three months of trying to close here the builder informed me that he was not proceeding with the sale. He blamed my Solicitor for raising too many pre contract queries which he would not answer. The reality was though that he could'nt provide us with basic items such as a floor cert, or confirmation that planning was in order.

People should be very careful with this guy.

We purchased a 3 bed semi in Jan in Galtrim Grange and eventually moved in 3 months later , and that was with no chain . The developers offer a cheap deal to use their solicitors but from what I've heard they are next to useless . We used Patrick Power , Malahide ( who I can highly recommend ) who had no end of trouble trying to push the sale through. Got there eventually though . The property is well built , the only problem being that the garden is quite small , but we are not gardeners so it's not an issue . We get no noise from the school and only minimal noise from the trains . Really glad we moved in as it's a lovely development . Also our house has increased 100K+ in value so we are quite happy.

just wondering how you worked out that it has risen 100k?
 
Thanks phoenix_n that link clarifies it, when people say risen they really mean "risen"..if you get what I mean...in the same sense that prices can only rise forever.
