Hi,

A small plot of land within a housing development has been unused since the estate was built. It is notpart of the communal green area, it lies between the boundary wall of one property and the boundary wall of the estate.

it is large enough for a detached house but no more.

The land registery have the title in the name of the developer who build the estate 30 years ago. The company was liquidated in 1987 for non return/filing of taxes according to the companies office.

What is the status of this land in the eyes of the law? Who owns or can claim ownership.

The assets of a struck off company vest in the Minister for Finance. It may be part of the land taken in charge by the local authority with the estate, you would need to check with the engineering department of the council.
 
you could also find out ownerhip. If in fact it does belong to the developer and has not been used by him/her for 30 years, start using the land for you benefit, and use it in a way thats dissimilar to what you think a developer would use it for, i.e. building. 12 years later and its yours.( note: If its state land it will take longer to disposess). The beauty of adverse posession!
