Rent increase

last year I gave a new tenant in my property a 12 month lease. That lease is coming to an end now and she wants another 12 month lease. I'm happy to give her one. Can the rent be increased as it was a 12 month lease she entered in the first place and not a 24 month one? I'm a bit confused regarding the new law. Thanks.

You must wait until next year before you can increase the rent. You must also give 90 days notice to the tenant about any increase.
